Why Is December a Great Time to Sell?

December offers several advantages for homeowners considering putting their property on the market:
  • Motivated Buyers: Many buyers are eager to secure their new home before the year ends, creating a pool of serious purchasers who are ready to act quickly.

  • Reduced Competition: With fewer homes listed during the holiday season, sellers have a better chance of standing out and achieving top offers.

  • Stamp Duty Relief: Buyers are racing to take advantage of the current Stamp Duty relief, which ends in April 2025. This creates urgency and makes your property even more appealing.

What Is Stamp Duty Relief and Why Does It Matter?

Stamp Duty, or Stamp Duty Land Tax (SDLT), is a tax paid by buyers when purchasing property or land above a certain value. Currently, buyers benefit from 0% Stamp Duty on homes up to £250,000 and generous relief for first-time buyers, who pay no tax on properties up to £425,000.

However, these thresholds will revert to previous levels in April 2025, meaning:

  • The nil-rate band for all buyers will drop from £250,000 to £125,000.

  • First-time buyers will only benefit from 0% tax on properties up to £300,000, down from £425,000.

  • The maximum property value eligible for first-time buyer relief will reduce from £625,000 to £500,000.

For buyers, these changes could add thousands to their upfront costs, creating urgency to purchase now while the relief is still in place. For sellers, this means heightened demand as buyers act before the changes take effect.
