Newton Le Willows & Haydock Property Market Update
So, it’s the end of September and time for another property market update for Newton Le Willows and Haydock. As we wave goodbye to Summer and welcome in cold mornings and early nights we take a quick peek at how the Property Market has performed this month.
The trend of up-sizing to a larger home has continued at pace over the past month, leading to record asking prices in the second-stepper sector, made up of three- or four-bedroom homes. This price record has been fuelled by buyers looking for more space, including both those who need extra space for their families and those looking for room to work from home.
Lets take a quick look at the stats for September.
Newton saw a similar amount of new properties coming to the market this month with 53 new homes being listed of which 33% of those new listings are now Under Offer which is slightly lower then last month where we saw almost 40% of properties advertised in August being snapped up straight away.
Haydock follows a similar story, with 24 new listings coming to the market and 30% of those are already under offer!
Now these are great stats for both towns and the property market is still very strong. We felt a slight drop this month which could be due to tighter restrictions being brought in locally which may have set some buyers to put a slight hold on their property search. Overall we think that there has never been a better time to sell you property. Buyer demand is up a massive 30% on last year and Halifax have showed that property prices have gone up 1.6% over the last month which is quite a large increase for a single month!
The last thing we wanted to talk about today was the government stamp duty relief which could save you a potential £15,000. This is due to end on the 31st of March 2021. Now march might feel like it’s a while away, but if you are looking to take advantage of this - it would be a great idea to get the gears in motion now. With sales taking longer to complete due to the high demand on solicitors, March will soon be upon us and you could potentially miss out on the opportunity to save thousands.
