Electrical Certifications are becoming mandatory as of 1st July 2020! New regulations have been announced that state any new tenancies taking place from 1st July 2020 will need to have had an electrical safety check before that tenancy starts.

Electrical Certifications are becoming mandatory as of 1st July 2020! Scotland has had these regulations in place since 2006. New regulations have been announced that state any new tenancies taking place from 1st July 2020 will need to have had an electrical safety check before that tenancy starts, and existing tenancies must have their checks complete by 1st April 2021.

Fines can go up to £30,000 if landlords fail to have these checks carried out. The new rules say that all wires and sockets in their property must be inspected by a qualified electrician at least every five years. These rules have been stated in relation to the private rented sector.

These regulations are to help make homes safer for tenants, electrical installation improvements benefit the landlord as a material improvement to their properties, helping prevent fires which could cause costly and significant damage.

Housing Minister Heather Wheeler said:
'Everyone deserves a safe place to live. While measures are already in place to crack down on the minority of landlords who rent out unsafe properties, we need to do more to protect tenants.'
