Don't let your property sale send you over the edge

Picture this. You find your dream home; you fall in love with it and you can’t find a single fault. You put in an offer and get the call to let you know it’s been accepted. Everything is falling into place the sun’s shining you’re all excited to start a new chapter in life and then… You’re three, four, maybe even five months down the line and still haven’t moved in. Solicitors are slow at replying, surveys seem to be taking a lifetime, the stress is getting to you. You’re constantly checking you phone and email for any glimpse of an update. Just waiting to hear, well… anything. The excitement turns to impatience, your dream home becomes a nightmare. But it doesn’t have to be this way.

There are a few things you can do to make the process smoother and quicker.


Be ready from the get-go.
The best thing you can do is be in a position to move forward from the start. It’s better to have a Mortgage in Principle agreed with your preferred lender and also to have (which is overlooked by the majority of First-time buyers) a Solicitor ready and waiting to start. This can save weeks of meetings and waiting to hear back from banks and solicitors.


Have Regular Check Ups with Your Solicitor.
Make sure your solicitor knows you are there. If you have regular check-ups, then they will do their best to be able to give you updates. If you keep n touch with your solicitors it can also help move things along as you will be able to help by informing your estate agent of what is holding up the sale and of any queries that need chasing. It’s always best to know where the sale is up to and regular phone calls with you solicitor is a good way of keeping in the loop. However, surveys and enquires aren’t completed or answered within a day. A phone call or email once a week would suffice.


Don’t forget us!
Keeping your estate agent in the know is essential for a smooth sale. We’re the middleman - We keep everyone informed: Buyers, vendors, and their respective solicitors. Therefore, it’s vital to let your agent know of any updates. Even if you think they already know it’s better to make sure by giving us a quick call.

The most common information people forget to tell their estate agent is the results of their mortgage surveys and whether they have been accepted. This can cause a ripple effect. If one agent doesn’t know that a mortgage has been approved and an agent higher up in the chain asks for an update and the reply is “We’re still waiting”, that agent will then relay this information onto the next agent and so on and so on. This causes a delay to due to the initial agent not being informed.
