1. Repairs

Repairs on your property are important. If a repair is not rectified in a timely manner and can progress into a larger issue without yourself or a tenant realising, landlords already have busy lives without needing to worry about repairs, knowing all repairs are being handled takes the weight of your mind. We at Think Estate Agents deal with repairs immediately when a tenant reports any issue. We have our own repairs team which attend the issue reported and investigate any repair problems, a report is then created and feed back to you with the issue and a quote to get it fixed. All you need to do is give us the go ahead and we deal with the rest. We keep tenants updated with repairs and arrange appointments to fit the tenant’s schedule the best. 
 
2.   Arranging Certificates
 
This can be something which is easily forgotten. Landlords are required to have a Gas Safety Certificate which needs renewing every year and an Electrical Installation Condition Report which is renewed every five years. We have a system in that place flags up one month before a property is due a renewal of a certificate. We then confirm that you are happy to go ahead and arrange these to be carried out with your tenant. We work around your tenant with any appointment to meet deadlines.


3.   Tenancy Renewals

At Think Estate Agents we keep track of all tenants’ tenancy agreements. When tenancies and due for renewal we will check with you to confirm your happy for your tenant to renew. If your happy we then contact your tenant to ask if they would like to renew. After this is all clarified we create a legal tenancy agreement/renewal and go out to your property where the tenants will sign this agreement/renewal. The length of the tenancy agreement usually depends on what the landlord and tenant would like and come to an agreement with the maximum amount of time being two years. Most landlords are flexible with this.


4.   Thorough Inventories

Before your new tenants moves into your property, we always complete an inventory. This is a thorough document with clear photos to show what current state the property is in before someone starts to move in. The tenants will sign this to say that they agree with the inventory. This helps with any disputes at the end of a tenancy as we can look back at the inventory photos. We will be able to tell if something was damaged by the tenants during the tenancy. This will help claim any of your tenant’s deposit if needed after they move out. Inventories are a particularly important document which make everything a lot smoother when a tenant moves out.


5.Frequent Inspections

Regular inspections on your property are important, they allow us to check your tenants are looking after your property and make sure there are no repairs going unreported. By managing it yourself this can be easily forgotten and could easily lead into things being missed. So, keeping regular checks on the property can pick up on anything which could be concerning.  At Think Estate Agent we inspect a property three months after a tenant moves in, again after three months, and then move to doing 6-month periodic inspections. When we go out and inspect the main thing, we look out for is the condition of your property and to check it is being well looked after and respected by your tenants. If we feel there are any problems where the property looks like it is being mistreated, we will speak to the tenants directly to address any issue and book in another inspection within a short period of time to check that improvements are being made. Inspections are an important part of caring for your home.
